Commercial roof inspection

Commercial roof inspections for owners and property managers

A roof walk by people who install and repair roofs every week. Roof Masters checks the surface, seams, flashing, drains and equipment curbs, and gives you a clear read on what is sound, what needs work soon, and what can wait.

What a commercial roof inspection looks at

An inspection starts at the surface and works outward: the membrane or shingles for cracks, blisters, lifted tabs and worn spots, then seams and laps, edge metal, flashing at walls and curbs, and every penetration from vents to rooftop units. Drains, scuppers and gutters are checked for debris, because pine needles and oak leaves on Hampton Roads roofs clog them quickly.

On low-slope roofs, the inspection also looks for ponding, soft spots underfoot, and signs that insulation below the membrane has taken on water. On steep-slope roofs like multifamily and apartment buildings, it covers shingle condition, ridge and hip caps, and the flashing around chimneys and vents.

Salt air and humidity are part of the picture. Exposed fasteners, metal flashing and sealants near the water age faster than the same parts inland, and an inspection tells you which ones are next.

After storms, and the record you keep afterward

Annual inspection is the baseline, and every major storm adds another. Hurricane-season wind can lift shingle tabs, move rooftop equipment and pull flashing loose without leaving a leak you can see from below. A post-storm check finds damage while it is still a small repair and while it is still documentable.

Roof Masters assesses and documents storm damage and assists with the insurance claim, then completes the partial repair or the full replacement. For owners and property managers, that written record of roof condition is what makes budgeting, tenant communication and claims far less painful.

For a multifamily or commercial property, ask for the findings in plain order: urgent, soon, and watch. Call (757) 219-2106 to book a roof walk, and the estimate stays free and same-week.

From inspection to a maintenance plan

The best inspection is the first of a series. Roof Masters offers commercial preventative maintenance that keeps drains clear, seams sealed and flashing tight, so small defects get fixed before they become claims. The same crew sees the same roof each year and knows what changed.

When an inspection shows a roof is nearing the end, the next conversation is repair versus replacement, with the options laid out rather than a single answer pushed. Repairs are covered under commercial roof repairs, and the systems themselves under flat roof systems.
