Flat roofing

Flat roof systems for commercial buildings

Built-up roofing, modified bitumen and single-ply membranes for low-slope roofs, with the deck, drains and flashing checked before anything new goes on.

Where flat decks fail on Hampton Roads roofs

A flat roof is never truly flat. It is low-slope, and on the Peninsula that slope has to move summer thunderstorms and the rain a nor'easter drives sideways. When the drains clog with oak leaves and pine needles, water stands. Ponding that sits for days works on every seam, and that is where most leaks on Hampton Roads flat roofs begin.

Heat and humidity do the slow damage. Roof layers bake all summer, then contract in a cold snap. Add salt air near the water, rooftop units that get serviced by people walking on the surface, and flashing at curbs and parapets that pulls loose, and you get the usual list: blisters, split seams, lifted edges and wet insulation under a roof that still looks fine from the parking lot.

Wind matters too. Gusts during hurricane season lift edges and peel back membrane at the perimeter, and a roof that has been patched several times usually has more than one weak point. A careful inspection finds the pattern, not just the drip, so the repair fixes the cause.

Built-up roofing and modified bitumen, installed over a checked deck

Roof Masters installs flat and low-slope roofs for commercial buildings across Yorktown, Newport News, Hampton and Williamsburg, and two of the systems on that list are built-up roofing and modified bitumen. Built-up roofing is the layered approach: alternating plies of reinforcing felt and bitumen, finished with a surface that shields the layers from sun and foot traffic. It suits roofs that see regular equipment visits.

Modified bitumen is the sheet version of that idea. Asphalt is blended with polymers so the membrane stays flexible in cold weather and holds up under summer heat, then it is laid in sheets and sealed at the laps. Either system starts the same way, with an inspection that finds wet insulation and soft deck before anyone prices a membrane. Tear-off or recover, repair or replace: that call comes from what is under the surface.

The single-ply family, TPO, PVC and EPDM, is a different build and has its own page. If your building is better suited to one of those membranes, Roof Masters will say so after the inspection and install it. The manufacturers on the Roof Masters list include Versico, Mule-Hide, GAF, Elevate, IKO and Owens Corning, so ask which assembly is going on your roof.

Warranty, yearly checks and who answers when a flat roof leaks

A flat roof does best with a look every year and another after any major storm, because small problems are cheap and wet insulation is not. Roof Masters inspects commercial roofs and handles preventative maintenance, so a loose seam or a clogged drain gets caught between storms instead of during one.

New installations carry the manufacturer's warranty on the materials plus Roof Masters' workmanship warranty on the installation. Financing through GreenSky is available when a replacement has to happen sooner than the budget planned for, and the office gives same-week estimates, so you are not waiting a month to learn what the roof needs.

A flat roof leaking at two in the morning does not wait for office hours, and neither does emergency service, which runs 24/7 for active leaks and storm damage. Call (757) 219-2106 from Yorktown, Poquoson, Newport News or anywhere else in Hampton Roads and describe what is dripping and where.
