Where metal roofs fail near the water
Metal is durable, but not trouble free in a salt-air climate. Exposed fasteners on corrugated panels back out as the metal expands and contracts through a Virginia summer and winter, and the washers that seal them age first. Scratched coatings let corrosion start at cut edges. Condensation under a poorly vented panel roof shows up as a stain that looks like a leak.
Penetrations are the other weak point. Skylight curbs, chimneys, vent pipes and valley transitions all depend on flashing that is cut and sealed to the profile, and a detail that works on shingles will not hold on a seam. Pine needles and oak leaves also pile in the valleys and behind curbs, holding water against the metal.
Five metal systems, and what commercial buildings need
The metal roofing list covers standing seam metal roofs, metal shingles, corrugated metal panels, stone-coated steel roofing and copper roofing. Standing seam hides its fasteners under raised seams, like the copper-toned roof pictured. Metal shingles and stone-coated steel read like shingle or tile from the street. Corrugated panels are the simplest profile. Copper is the premium finish.
Commercial metal roofing systems are listed separately for businesses: restaurants, offices and retail buildings where a long-lived metal roof beats repeated patching. The scope starts with a commercial roof inspection of decking, drainage and penetrations. Where an existing flat roof still has life, coatings and waterproofing may come first, so the estimate compares both routes.
The estimate settles the system, the profile and the flashing details before any panel is ordered. Same-week estimates and a free consultation are standard, and a skylight is a common addition when the roof is already open. No prices are posted, because profile, pitch and roof complexity change every number.
Warranties, inspections and metal roof aftercare
Metal asks for less upkeep than wood or asphalt, not none. Walk the roof once a year and after any major storm to check fasteners, sealant at seams and flashing, and clear needles and leaves from valleys and gutters. Commercial owners should add a drainage check on every low-slope section of the building.
A new roof carries the manufacturer's warranty on the materials plus Roof Masters' workmanship warranty on the installation. Financing is available through GreenSky.
