Single-ply roofing membranes

TPO, PVC and EPDM for commercial and low-slope roofs, chosen for the building after the roof has been inspected, not picked off a shelf.

Why single-ply membranes fail on commercial roofs here

A single-ply membrane is one sheet of engineered material covering the deck and insulation, so its seams and its flashing carry the whole job. On Hampton Roads commercial roofs the common failures are open seams at the laps, membrane pulled loose around rooftop units and pipes, and punctures from foot traffic during equipment service. Each one lets water reach insulation that can no longer dry out.

Weather adds to it. Summer sun and humidity age a membrane steadily, salt air works on fasteners and metal edging near the water, and wind during storm season lifts edges that were never tightly secured. Debris matters as well: pine needles and oak leaves pack drains and scuppers, and the water backs up onto seams that were not built to sit under it.

TPO, PVC and EPDM: choosing between the three

Roof Masters installs all three single-ply systems named on its commercial list, and the choice depends on the building. TPO is the white, reflective membrane with heat-welded seams, the type on the roof in the photo here, and it is a common choice where summer cooling load matters in a Yorktown or Newport News July.

PVC is also heat-welded and is often chosen where a roof sees grease, oils or chemical exhaust, such as above a restaurant kitchen. EPDM is the black rubber membrane, usually laid in large sheets with fewer seams, and it handles cold and flexing well. None of the three is right for every building, so the recommendation follows the inspection, not a default.

Whichever membrane goes on, the system matters as much as the sheet: insulation, fasteners or adhesive, flashing, edge metal and drains are all part of the manufacturer's assembly. The manufacturers Roof Masters lists include Versico, Mule-Hide, GAF, Elevate, IKO and Owens Corning, so you can ask which assembly is going on your roof. Built-up and modified bitumen roofs are covered on the flat roof systems page.

Warranties, upkeep and the 24/7 line for a leaking membrane

A membrane roof is checked once a year and again after any major storm. That inspection looks at seams, flashing, drains and every penetration, because the small failures there are the ones that turn into wet insulation. Roof Masters also handles preventative maintenance on commercial roofs, so those checks can be scheduled instead of remembered.

A new membrane installation carries the manufacturer's warranty on the materials plus Roof Masters' workmanship warranty on the installation. Financing through GreenSky is available for larger replacements, and the office gives same-week estimates so a building owner can compare real scopes instead of guessing.

Leaks do not keep office hours. Emergency service runs 24/7 for active leaks, wind damage and storm problems, and the crew can get a temporary fix on the roof before the next rain. Call (757) 219-2106 from Hampton, Williamsburg, Poquoson or anywhere across Hampton Roads and tell them what the ceiling is doing.
